What services do you provide?

What type of warranty do you provide for labor and materials?

J&K Roofing provides a 5-year labor warranty on normal installation. Different roofing materials, however, have different manufacturer warranties. They range anywhere from 20 years to lifetime warranties. As a preferred installer for most manufacturers, we also offer a Limited Lifetime Warranty, which refers to the manufacturer warranty on defective shingles, not normal wear and tear. Your Project Manager will walk you through available warranty options on the product that you are purchasing.

Are you a member of the Better Business Bureau?

J&K Roofing has been a member of the BBB since 1990 and has an accredited A+ Rating and proven track record with the BBB. Also visit Google to read our reviews.

PAYMENT

Do you accept credit card payments?

Yes. We accept Visa, MasterCard, American Express and Discover credit cards. We also accept cash and check payments.

What if my insurance check is made out to my mortgage company?

Most insurance companies will include your mortgage company on the first check. Every mortgage company has its own procedure for releasing funds. You can check with your mortgage company before the job starts to find out what information they require to obtain endorsement, or you can sign a homeowner’s affidavit and let J&K Roofing take care of everything for you. We are very experienced in mortgage company procedures, and in most cases we already have the information needed as we have worked with your mortgage company in the past.

When is payment due for my roofing project?

On residential re-roofing projects, payment is due in full upon substantial completion of your roof. Depending on how you are paying for the project, via financing options, private pay, or through an insurance claim, we will walk you through the payment process.

For insurance claims, you will receive an initial check from your insurance company, and a second check as soon as the roof is completed, and your insurance company has received an invoice. We ask for the first check as soon as you receive it from your insurance company. Your J&K Roofing representative will invoice your insurance company for the remainder of the roof upon completion. Final payment is due when you receive your second check. This is usually about 7-10 business days from the completion of your roof. We are insurance claim experts and will walk you through the process.

For larger or commercial projects, we request payment in thirds: 1/3 upon material delivery, 1/3 mid-way through the project installation, and the final 1/3 upon completion. For new construction, payment is paid according to the contract documents for the project.

FINANCE

Do you offer financing?

Yes, J&K Roofing offers a variety of financing options so homeowners can choose the right financing for their needs. We’ve partnered with highly rated home improvement lenders who provide flexible financing solutions for your roof, windows, siding and solar.

Do you offer finance options for solar?

Solar financing can be a great option for homeowners who want to switch to solar energy but can't afford the upfront cost. Solar loans are designed to help homeowners with affordable monthly payments and interest rates. There are also government incentives, such as a 30% federal tax credit, that can help make solar more affordable.

RESIDENTIAL ROOFING

There are so many companies, how do I choose a roofing contractor?

You have the privilege of choosing the roofing company that you want to do business with. Even if you get recommendations from various sources, it is your responsibility to research the different companies. You do not have to go with the lowest bid, which is what your insurance company would like you to believe. Remember, an inexpensive roof is no bargain if you have problems, especially if your contractor is no longer around to honor the labor warranty. Be sure the company you choose is reputable, and local. The contractor you choose should have at least ten years of local experience.

Do I need multiple estimates?

You are legally entitled to use whatever contractor you choose and are not required to gather estimates. Replacing your roof is one of the most significant, long-lasting investment you can make on your home. We use the same software as your insurance company when it comes to pricing and will help you maximize your claim.

Be aware of scams after storms, and always hire a professional local contractor. Make sure to review your insurance policy and requirements regarding your deductible. We're happy to answer any questions you have, and will walk you through the process.

How long does a roof installation take?

We know your time is valuable, and you don't want to live in a construction zone. One of the major benefits of working with an experienced company like J&K Roofing is that it only takes 1-2 days in most cases to complete a roof installation. The size of your roof and weather conditions factor into the amount of time for completion. Most of our materials are roof loaded, so you won’t have pallets of roofing materials sitting on your lawn or in your driveway. We complete the job, including total cleanup of any tear off materials on your property.

Who will do the work on my project?

Your J&K Roofing Project Manager is your 1-point of contact and will manage your project from start to finish. Our roofing crews that complete the installation are trained by J&K Roofing. They are insured and bonded, have worked with us for many years, and know the J&K Way to complete your project.

Your property is important to us. Our teams are conscientious and look out for your entire property while we are working on your roofing project. We are careful to protect landscaping and outdoor yard areas, including picking up nails. We remove all roofing materials upon project completion and are careful with all aspects of your property.

In any contracting job, there is always that possibility. That is why it is extremely important to hire a reputable company with proper insurance. At J&K Roofing, we carry all necessary insurance and bonding to keep you protected, and we can provide proof of this prior to beginning any job.

What’s the best time of year to replace my roof?

If there is more extensive damage, it may be in your best interest to replace your roof instead of repairing it.

How long does a roof repair take?

The length of time it takes to repair a roof depends on a number of factors, including the size of the roof, the extent of the damage, and the weather conditions. Most minor roof repairs take a few hours to a day to complete, but more complex roof repairs may take additional time.

You should have your roof professionally inspected each year in the spring and fall. Also have your roof inspected after hail, high winds, or larger storms. This is a great way to catch areas that need roof repairs before they become larger issues.

How do I know if I need a roof repair or replacement?

J&K Roofing is experienced in working with multifamily roofing and HOAs. We can work with you and your HOA.

Can you do a localized repair instead of a roof replacement?

Depending on the situation, we may be able to repair damaged shingles or a section of the roof. In general, with flat roofs, if an issue is identified early enough we can do a roof repair. If maintenance has been deferred too long then we may be looking at a replacement. Call us for a roof inspection and we'll work with you to proactively plan any multifamily roofing work across your property.

Is multifamily property roof maintenance expensive?

Our experience is that if you have your roofs inspected semi-annually, we can give you an honest assessment about their condition and what you can do to maintain them rather than having to replace them. We'll verify that roofing penetrations are water-tight and sealed as needed. If you do minor repairs, and have the roof checked to make sure everything is in good shape, we're more likely to be able to extend the life of your multifamily roof.

When is the best time to install new windows?

The actual window installation itself isn't seasonal. While there are factors to consider with the weather, window replacement projects can be done all year round. Our team takes appropriate steps to help ensure a quality installation in any season.

Do I need to be home when my windows are installed?

Yes, we would like someone from your home on the property during window installation, as we will need to be inside your home. The amount of time it takes to install your windows depends on how many windows will be installed. Our team will provide an estimated amount of time based on your project.

Are your windows Energy Star Rated?

Is there an energy tax credit for new windows?

Yes. Beginning in 2023, taxpayers that make qualified energy-efficient improvements to their home may qualify for a 30% tax credit that has a maximum benefit per calendar year. Qualifying purchases of exterior doors, windows and skylights are included. Windows have a maximum tax credit of $600 in one calendar year.

Do you offer financing?

Yes, we offer an array of window financing options with approved credit.

Do I need a permit to replace my windows?

There are differing permit requirements across cities and counties in Colorado. J&K Roofing is responsible for pulling the correct permit for your project and for scheduling the inspections.

Should I repair or buy replacement windows?

A couple of factors go into this decision. If you are having issues with window condensation, ease of use, drafts, or the heat of direct sunlight you might want to think about upgrading to new energy-efficient windows. You can repair and restore old windows as long as they do not have rot, worn out mechanisms, or discontinued hardware.

Should I replace my windows all at once?

Replacing all of your windows at once can save you money on labor costs, increase the value of your home, and decrease your monthly utility bill. But the cost of a total home window replacement is an investment. You may choose to repair or replace windows as needed, unless you are updating the look of your home.

Consider the age of your siding, and its appearance. Do you have any dents, chips, or cracks in your siding? This type of damage can allow water to enter your home. Also take a look at your energy bills. If you're noticing higher than normal energy bills, it may be time to look at your siding.

How much does new siding typically cost?

Each home is unique, and will use different products. Once you schedule an inspection, we'll have an idea of the square footage and type of material and style that you are interested in. The main types of siding in our area include: James Hardie siding, LP Smart Siding, Norandex siding, fiber cement siding, vinyl siding, wood siding, and metal siding.

Is maintenance or painting required for siding?

There are many maintenance free options, including materials that are pre-painted that come in many colors and profiles. Vinyl siding is the easiest to maintain. Wood siding may need to be stained or painted every few years. Fiber cement siding is relatively low-maintenance, but may need to be caulked or sealed every few years. Talk with our siding specialists about the different siding options and what will work best for your project.

Can I tell if I have hail damage?

It's not always easy to spot hail storm damage to your roof from the ground. If there's visible damage to siding or gutters, windows, or patio furniture, your roof most likely has hail damage too. Since hail damage is not always immediately evident, it’s a good idea to contact a local, professional roofing contractor who specializes in roof hail damage to evaluate the extent of damage after a storm. We provide complimentary roof and home exterior inspections.

Do I need to get damage to my roof replaced right away?

It may take a while before the damaged areas deteriorate enough to cause leaks and other associated problems. Keep in mind that insurance companies give you a limited amount of time to file a claim. So, if you wait until the roof starts leaking, you may be beyond the time limit established in your policy for filing a claim and have to pay out of pocket.

Do missing asphalt shingles mean that I will eventually have leaks in my roof?

Yes. If you notice damaged or missing shingles, you should always have them repaired right away to avoid further damage. We have a Service Department that can take care of your repair.

What should I be cautious about when hiring a roofing contractor?

When severe weather hits, storm chasers will come to the area and knock-on doors offering estimates and repair. Be wary of storm chasers, they are often from out of town, and are just here to make a quick buck. Watch out for contractors offering special deals or offering to cover your deductible. They will end up cutting corners elsewhere and not provide the high-quality materials or service that we guarantee. Don’t be pressured to sign any paperwork they give you. Call J&K Roofing.

INSURANCE CLAIMS

For a hail damage insurance claim, do I contact my insurance agent or a roofing contractor first?

To file an insurance claim for hail damage, first have a reputable roofing contractor inspect your roof and provide an estimate. Then, file a claim with your homeowner's insurance company. Have your roofing contractor present when the insurance adjuster inspects your property. This ensures that your scope of damage will be included in your insurance claim. Examples of damage can include roofing, windows, siding, solar, gutters, and paint.

Does my homeowners’ insurance cover hail damage?

Most homeowners’ insurance policies cover hail damage, but there are some exceptions. In some areas, insurance companies may exclude wind and hail damage from coverage, or they may have a separate deductible for each type of damage. To be sure, check your homeowner’s insurance policy or contact your insurance company.

Is it illegal for a roofing contractor to waive my insurance deductible?

Yes, it is illegal for a roofing contractor to waive your insurance deductible in Colorado. This is stated in Colorado Senate Bill 38, which was signed into law in 2012 to protect consumers from roofing fraud.

Will my insurance claim also pay for replacement windows or other exterior projects?

Yes, but it depends on the amount of hail damage to the exterior of your home and your homeowner's insurance policy. We also offer financing options to help you upgrade your windows, roof, solar and exteriors projects if this is not a weather-related event.

When can I hire a roofing contractor and start repairs after hail damage?

If you have hail damage and are filing an insurance claim, you can sign a contract with a roofing contractor based on an estimate provided during the property inspection. Photos and the estimate will be submitted to your insurance company. Once your insurance company approves the claim, materials are ordered, and work can begin. Start the insurance claims process as soon as possible.

My insurance company turned down my claim. Now what?

If your insurance claim is denied, you can request a second inspection with a different adjuster and have your roofing contractor on-site to discuss all damage. This can help to surface any issues that were missed in the first inspection.

What is a supplement?

A roofing insurance claim supplement is a request for additional money from your insurance company to cover the cost of repairs that were not included in the original estimate from your insurance company. This may be necessary because the initial estimate from your insurance company was too low, the scope of work has changed, or local building codes require additional work. Supplementing benefits homeowners by ensuring that your roof is repaired properly, protects you from financial hardship, and prevents disputes with your insurance company. Prices are set by third-party insurance software that calculates the cost of repairs, based on measurements and scope.

Will my insurance rates go up if I file an insurance claim?

Insurance companies can't typically raise your rates for a single claim caused by an "Act of God" storm. But they can raise rates for everyone in your area based on the storm's severity. So, if you don't file a claim, your premium increase will pay for everyone else's repairs except your own.

If you had hail damage in your neighborhood, give us a call. It's important to have a knowledgeable roofing professional there when the insurance adjuster inspects your roof. The insurance adjuster represents the insurance company's interests, not yours, so don't rely on just their inspection. You need a professional working for you to make sure all damage is adequately addressed and paid under the claim.
